Home Loan EMI Calculator

This home loan EMI calculator gives you the monthly instalment, and then the figures that decide what the loan really costs: the total repaid across the full tenure, how much of each early payment is interest rather than principal, and how many years one extra EMI a year would remove.

Worth knowing

How much will I repay in total?

₹1,04,13,879 — about 2.08 times what you borrowed, across the full tenure.

Where does my EMI actually go?

In the first year, about 81 paise of every rupee is interest. Principal only starts to dominate in month 143 of 240.

The rate says 8.5% — what am I really paying?

8.58%. The fee, the GST on that fee and any bundled insurance come out of what reaches you, but interest is charged on the full sanctioned amount.

What does paying one extra EMI a year do?

It ends the loan about 3 years 3 months early and saves roughly ₹10,29,139 in interest.

Should you prepay it or invest instead?

Understanding this calculator

The EMI is the number everybody asks for and the least interesting one on this page. What decides what a loan costs is how that constant payment is split — and the split changes every single month.

Why the early years barely touch the loan

Interest is charged on the outstanding balance. At the start the balance is the whole loan, so almost the entire EMI goes to interest and a sliver reduces what you owe. As the balance falls the interest shrinks, and because the EMI is fixed, the principal portion grows to fill the gap.

On a typical twenty-year home loan the early payments are overwhelmingly interest, and the crossover — the month where more of your EMI reduces the loan than pays for it — arrives roughly two-thirds of the way through the tenure. The schedule above shows exactly where it falls for your figures.

Tenure is the expensive decision, not the rate

Lengthening the tenure lowers the EMI, which is how affordability is usually solved. It also means the balance falls more slowly, so interest accrues on a larger amount for longer. The total repaid rises sharply — often by more than a rate difference of a full percentage point would.

Try it above: hold the amount and rate fixed and move the tenure. The EMI changes modestly. The total interest changes enormously. That trade is the single most consequential choice in taking a home loan, and it is usually made on the basis of the monthly figure alone.

What a floating rate actually does when it moves

Most Indian home loans float against an external benchmark. When the rate rises, lenders typically hold the EMI constant and extend the tenure instead — which feels painless and is not. The monthly outgo is unchanged while the total interest increases, sometimes by years of payments.

You can usually ask for the EMI to be raised instead, keeping the tenure fixed. If you can afford it, that is almost always the cheaper choice, and it is rarely offered by default.

Costs this calculator does not include

  • **Processing fee**, typically a fraction of a percent of the loan, charged upfront.
  • **Legal and valuation charges**, and stamp duty on the loan agreement in some states.
  • **Bundled insurance.** Frequently financed into the loan itself, so you pay interest on the premium for the whole tenure.
  • **Prepayment terms.** Floating-rate home loans to individuals cannot carry a prepayment penalty, but fixed-rate loans and most other loan types can.

When comparing two offers, compare the total repaid over the full tenure rather than the EMI or the headline rate. A slightly higher rate with no fees can be cheaper than a lower rate with a large processing charge — and the prepay or invest calculator covers what to do with money once the loan is running.
